Town of Fort Macleod set to sell Macleod Landing lots

Lots will go on sale April 3 in the first phase of Fort Macleod’s new subdivision.

Council set the pre-sale of lots in Macleod Landing to begin at 10 a.m. April 3, with the lots sold on a first-come, first-served basis and a 10 per cent deposit.

Town of Fort Macleod chief administrative officer Anthony Burdett told council there has been considerable interest in the new subdivision in recent months.

“Over the last number of months we have been accumulating an e-mail listing of interested parties,” Burdett said. “They have been reaching out.”

Those people asked to be contacted when the lots go on sale, Burdett said in his report at the Feb. 26 meeting at the G.R. Davis Administration Building.

“As we’ve been getting closer to a sale date, we’ve been getting more interest and the people on the list are getting more excited,” Burdett said.

Phase 1 is immediately north, east and south of Jon’s Independent Grocer on Highway 3 and 18th Street.

Prices for the five commercial general lots in Phase 1 of the Macleod Landing subdivision range from $272,300 to $432,000.
The commercial general lots range in size from one acre to 1.44 acres.

The eight residential lots in the first phase are priced at $70,000 to $95,000.
The residential lots range from 0.209 acres to 0.344 acres in size.

Residential multi-unit lots range in price from $314,000 to $523,600.
The residential multi-unit lots are from 0.721 acres to 1.639 acres.

Construction of Macleod Landing began last month, and it is anticipated lots will be ready for building early in 2025.

“This is an exciting time,” Mayor Brent Feyter said. “This is a great opportunity for anyone interested in seeing more development in the town of Fort Macleod.”

Feyter noted the Town of Fort Macleod does not have any more residential lots for sale in its inventory.

“We appreciate the interest,” Feyter said of the new subdivision. “We look forward to moving ahead.”

Burdett told council phases 2 and 3 will be promoted in the marketing of Phase 1 to indicate the broader development.

Phase 2 and Phase 3 would be initiated once Phase 1 is developed.

Council last year approved an area structure plan for Macleod Landing. The 3.8-acre Macleod Landing area structure plan extends south from 30th Street to 18th Street. The area structure plan includes land designated for a seniors centre and assisted living development.

The subdivision would include single detached homes, townhouses, multi-unit residential complexes, neighbourhood-scale commercial development, a storm retention pond, open space and recreational facilities.

To the south there is an area designated for highway commercial and retail development.

The area structure plan when adopted by council describes the sequence in which the area will develop, the land uses, population density and transportation routes.
