Willow Creek MPC approves residence

The MD of Willow Creek Municipal Planning Commission approved construction of a residence west of Claresholm.

At its June 12 meeting, the MPC tabled, reviewed and approved an application by Betty and Danny Egger for construction of a 750 sq. ft. primary residence, with an 8 ft by 25 ft. covered porch on the east of the home at a portion of SE-7-12-29-4.

It was noted the applicant has proposed to install a septic tank; and proposed to install a cistern and haul water to the property.

Following a site visit and site observations the placement of the property was recommended to meet setbacks to slope on the north and east.

The land is accessed on Range Road 295, which currently services one property to the north and is maintained by the MD of Willow Creek.

Range Road 295 has a 200-metre section that is about 13 to 14 per cent grade, and a single bridge over Trout Creek.

The application was tabled at the MPC’s May 8 meeting for more information, including a real property report and a slope stability report.

Development officer Jay Hallett said a copy of a real property report and a slope stability report, carried out by ParklandGEO on May 6 have been submitted.

The study suggested minimum setbacks to ensure the long-term stability of the slopes of 15 metres, or 50 feet, to the north slope crest; and 23 metres, or 75 feet, to the east slope crest.

After a closed session where the MPC considered all applications, the MPC approved the application.

One of the conditions is to double the length of the suggested setbacks to 30 metres, or 100 feet, to the north slope crest; and 46 metres, or 150 feet, to the east slope crest.
