Eight-unit residential complex planned on 26th Street

A new eight-unit residential complex will be built on 26th Street in Fort Macleod.

The Fort Macleod Municipal Planning Commission (MPC) last week approved an application from Greg Beekman of VB Block Commercial Inc.

The application was on the agenda of the MPC’s Sept. 27 meeting at the G.R. Davis Administration Building.

Beekman sought a development permit for an eight-unit residential complex at 535 26th St.

“Everything complies with the by-law,” Fort Macleod development officer Keli Sandford said. “I have no concerns.”

The 4,422 sq. ft. housing complex would have four units on the main floor and four in the basement, each with three bedrooms.

The Town of Fort Macleod in 2020 rezoned the property to residential multi unit zoning, from public institutional.

Subdivision was completed last year.

The MPC went into closed session later in the meeting to discuss all applications.

When it reverted to open session, the MPC approved the application with a list of eight conditions, including a private amenity space variance.

Upper units in the complex will each have a deck as an amenity space.

There will be a patio for  residents in basement units.

The Town of Fort Macleod’s land use by-law requires the amenity space to be accessible through the individual units.

There is no direct access from the basement units, so residents will use the front entrance.

“We do have the amenity space,” Beekman told the MPC. “It’s just not a walkout basement.”
